Forsyth Launches 2027 Comprehensive Plan Update
Forsyth County has officially kicked off its 2027 Comprehensive Plan update, a yearlong process that will help shape where and how the county grows next. At the Oct. 15 Board of Commissioners meeting, officials introduced the update’s scope and community-engagement process. The plan is more than a broad vision document: it helps guide where higher-density housing, mixed-use projects and commercial development are encouraged, which corridors are targeted for growth, and how future development is matched with road, water, sewer and school capacity. It also addresses housing choices, economic development, job centers, preservation of greenspace and the county’s broader commercial tax base. The current plan divides Forsyth into character areas and development nodes that are used to help evaluate rezonings and land-use decisions. The 2027 update gives the county a chance to revisit those priorities as growth continues, making it one of the most important long-range planning processes to watch over the next year.

Road and Trail Projects Receive New Implementation Funding
Forsyth County advanced four transportation and recreation projects at its Oct. 15 commission meeting. Commissioners finalized a $355,004 task order with Spicer Group for program-management and construction-inspection services tied to SPLOST IX Bundle 5, the Old Atlanta Road safety improvement project, and another $179,424 task order with Jacobs Engineering for the Post Road South widening. The board also approved an agreement with Atlanta Gas Light allowing part of the Big Creek Greenway renovation to cross an existing gas pipeline, another implementation step for the county’s $33 million SPLOST IX Greenway overhaul. Finally, commissioners authorized $191,659 for Sawnee Mountain Preserve trail rehabilitation under the county’s existing trail-repair contract. Together, the actions move four closely watched road and recreation projects further into design, coordination, inspection and construction preparation rather than simply keeping them at the planning stage.

County Extends Residential Rezoning Freeze Through April
Forsyth County is extending its pause on most new residential rezoning applications for another six months. Commissioners voted Oct. 15 to continue the moratorium for 180 days, running through April 13, 2027. Under the resolution, the county will generally stop accepting applications seeking residential rezonings under Chapters 11 and 20(B) of the Unified Development Code, although requests for RES1, MRD and MCD zoning remain exempt. The extension continues to restrict much of the pipeline for new subdivisions and other residential projects that would require a zoning change before moving forward. It also comes as Forsyth begins its 2027 Comprehensive Plan update, which will revisit where different types and densities of development should be encouraged and how future growth should align with infrastructure. With the moratorium now stretching into next spring, developers seeking many residential zoning changes will have to wait while the county continues reassessing its growth and land-use policies.
